YOUR FINANCES:

Whether it is your first home or you’re ready to downsize, considering the state of your financials is a very obvious and important step in the home buying and selling process. Since there are many creative ways you can optimize your plans, it is always a good idea to involve a financial advisor beforehand. There may be some small adjustments you should make leading up to your house hunt that could save you money when it’s time!

Do you have a mortgage to pay off?

         Do you have debt that needs cleaned up?

         Do you need to qualify for a mortgage in order to purchase your next home?

         Do you have any large purchases in your future to consider?

YOUR HOME’S READINESS:

It’s a good idea to talk it over with a professional before you begin down the path of readying your home to list. Does spending a little money to make a little more help? It certainly can when you choose the right items over costly and less value-generating improvements. Don’t go down the wrong path. Put time, effort and money into things that will be appealing to the general homebuyer.

         Does your home need pressure washed or painted?

         Is your landscaping well groomed?

         Are there any repairs needing attention?

         Are you open to making any updates to your home before listing?

YOUR WANTS & NEEDS:

I always recommend a good old “pros and cons” list.  Rather than getting excited about a particular neighborhood or homebuilder, take a minute to consider the important day-to-day elements of your life.  What do you currently like and dislike about where you live.  Make a list of what your dream home would include and decide what you are willing to compromise on and what you are not willing to live without in your next home.    

         Once you list your home, what are you looking for?

         Do you have a list of what you like/dislike about your current home?

         What can you not live without in your next home?

         Have you pinpointed an area you’d like to live or are you open to looking around?
